The UK government has implemented the introduction of Energy Performance Certificates (EPCs) for buildings as part of a piece of European legislation known as The EU Energy Performance of Buildings Directive (EPBD).
The EPBD has been developed to bring about an improvement in the energy performance of buildings across the EU and for the UK this means that every building will require an EPC to be produced when they are bought, sold, built or rented (from1st October 2008).
The EPC will provide a rating of A - G (with A being the best and G the worst) for the building in terms of energy efficiency and environmental impact, and provide a direct comparison between buildings of like construction due to the methodology used to produce the certificates, the Simplified Building Energy Model (SBEM).
The certificates, which are valid for 10 years, will also be accompanied with a recommendations report of possible cost-effective improvement measures to the building, along with advice as to how the measures, if implemented, would reflect well on the rating of the building.
There are some non-domestic buildings which will not require an EPC, however, it is better to be safe than sorry, please call us for advice if you are unsure of the legislation surrounding EPC`s

There are also penalties for failure to make an EPC available for prospective buyers or tenants, and this is, in most cases, 12.5% of the rateable value of the property, with a minimum fine of £500 and a maximum of £5000. Once the fine has been paid, the relevant documentation will still need to be produced.
